REMOTE PROFITABILITY ANALYSIS

If you are interested in converting a home you own into a Short-Term or Mid-Term rental property, or have found a home you are seriously considering purchasing specifically as an investment property to run as an STR/MTR rental, we offer a remote profitability analysis. We combine sophisticated research tools and aggregated data from a number of sources, combined with our extensive experience in the industry, to provide you a detailed report on the property, including Projected Occupancy Rate, Average Daily Rate, Projected Revenue/Cash Flow (by month), up to 10 existing rental comparable properties to check out, Return Metrics and much more.

INITIAL CONSULTATION

We do an on-site visit with you (or over FaceTime or Zoom if you are a remote owner). We spend up to three hours onsite, and we talk over ideas, potential issues, resolutions to those issues, expectations and realities. Within 24 hours of the site visit, we send you a suggestion list of things to do to the property to get it ready for a successful listing, and provide you access to our shopping list for all AirBnB Essentials, AirBnB Upgrades, and AirBnB Luxury Items, and links to specific listing enhancement items (Smart Locks, WiFi pucks, etc), as well as links to any site specific major amenities we discuss (hot tubs, saunas, children’s outdoor play areas, Smart TV, Game Consoles, Internet Infrastructure, etc).

EFFORTLESS SETUP

We implement all the suggestions in the Initial Consultation for the homeowner, and provide additional services which can include: Property Audit, License Audit and Applications, Permit Audit and Applications, Interior Design, Home Repair, Home Upgrades, Photography, Initial Supplies Stocking, Listing Creation and Optimization, Automations and Integration Setup and Implementation, Landscaping, Amenities Additions, and more. This cost is determined by what we actually decide to do to the place, what those items cost, what subcontractor labor is involved, etc., and everything to get the listing on the market and ready to book. After the Initial Consultation, Effortless Setup requires a full budget analysis and we submit a proposal to the home owner with line items for all costs associated with each element.

We offer a comprehensive “Tech Integration + Automations” service tailored for Airbnb hosts. This service combines and integrates smart home technologies such as remote control of shades, lights, and guest oriented audio/video systems to streamline property management and enhance guest experiences, from one-time smart door lock codes to remote noise monitoring, climate control based on occupancy, AI messaging to cover virtually any guest request, captured guest data for future direct booking marketing, and even integrating monitored and income producing EV charging stations. By integrating advanced automation solutions, Corvus Homes aids hosts in elevating the efficiency and appeal of their properties, ensuring a seamless operation and exceptional comfort for guests. This offering capitalizes on the latest in technology to provide Airbnb hosts with a competitive edge in the fast-evolving short-term rental market.

ONGOING CO-HOST COLLABORATION

We completely manage the rental for the homeowner: handling all guest communications, automating cleanings, implementing dynamic pricing strategies, notifying the home owner of supplies needed, deal with maintenance issues and emergencies, etc. In the event of a hard cost, such as a replacement part, or the services of a certified, licensed and insured contractor such as a master electrician or plumber: if the total cost is below $500 we pay for it and submit to you for reimbursement; if the total cost exceeds $500, we involve you for payment prior to completing the repair. We can be listed as the local contact for the purposes of permits and licenses, and we do an onsite home review monthly.

What is your pricing structure and what does this include?

Our fully managed co-host pricing is 20% of bookings. We completely manage the rental for the homeowner: handling all guest communications, automating cleanings, implementing dynamic pricing strategies, notifying the home owner of supplies needed, dealing with maintenance issues and emergencies, etc. We can be listed as the local contact for the purposes of permits and licenses, and we do an onsite home review monthly at a minimum.

What are the typical costs I can expect over and above the 20% fee?

How do you handle property maintenance and emergencies?

Handling maintenance and emergencies is a critical aspect of short-term property management. We lead from a place of prevention, as regular maintenance schedules can prevent issues before they occur. This includes scheduling tasks such as HVAC system checks, plumbing inspections, and appliance maintenance with our in-house team of certified tradespersons. We also maintain a 24/7 emergency hotline or contact point for guests to report urgent issues, with contact information displayed in every property as well as on our check-in communication. For larger repairs, our strong relationships with reliable local vendors and contractors ensures that we receive prompt service and competitive pricing for maintenance and repairs.

What is our approach to guest communication and management?

We strive to provide clear, timely, and friendly interactions throughout our guest’s time with Corvus Homes. Our pre-booking communication ensures guests have the information they need to choose our property, our welcome message includes any pertinent information about the property, and mid-stay we answer any questions or concerns promptly. Additionally, we use keyword-detecting automated replies that immediately respond to guest’s most commonly asked questions, be it about the wifi password or how to use the hot tub, which we follow up on promptly to address guest’s needs.

How do you determine the optimal pricing strategy for my property?

Leveraging our decade of experience in the local market, we utilize proprietary and industry-leading analytics software to dynamically price our properties to provide exception value for our clients. For example, our software dynamically tracks snowstorms to deliver extra revenue on our ski properties on powder days! We work diligently to maximize occupancy rates with exceptional revenue.

How do you ensure the property is well-maintained and cleaned between guests?

Our cleaning teams are the best in the business, and we rely on our cleaning partners to keep our properties spotless! We use defined cleaning and maintenance standards that must be met between guest stays. Our regular inspections of the property ensure that cleanings meet the established standards, which can help identify any maintenance issues or cleaning deficiencies that need to be addressed. Additionally, our cleaning teams conduct regular inventory checks to ensure that all necessary items are present and in good condition, allowing our team to make plans to replace any items that are damaged or missing.

What kind of contract do you use? Am I locked into using your services?

At this time we at Corvus Homes don’t believe in locking our Home Owners into a contract. If you are happy with our services and we are happy with you as a client, then the relationship is based on our mutual understandings. If for any reason you are unhappy with our services, or want to go a different direction, we don’t want you to feel trapped. We have never had a single client end our relationship other than when they have decided to sell their rental property.

How does the homeowner get billed, and how do I pay Corvus Homes?

With AirBnB listings, the payouts are split directly at AirBnB, and the payouts are distributed directly to the respective bank accounts. For maintenance and other issues on the property, Corvus Homes bills home owners once/month, and invoices can be paid via Credit Card, Apple Pay, Google Pay, or ACH.

Are you familiar with local regulations and laws regarding short-term rentals?

We spend a great deal of time keeping absolutely up to date on all local regulations and licensing, and keep our home owners advised of any upcoming changes.
